The landlady came from Canada where she rents an live. Claiming I over abusing the electricity cause I have a washing machine an a portable air condition in the apartment saying the apartment electricity only use is for lights, fan an a fridge WHICH WAS NOT STATED IN THE AGREEMENT.. We talk about it, I saying I don't mind paying my own current bill once the apartment gets its own current meter an separate from the landlady section, which the landlady don't want to do, we come to a decision that we go pay $100 extra on the monthly rent from august.. Now the landlady got a current bill an its a lot more than what she normally use to pay, AN SHE WANTS US MOVE OUT WITHOUT A WRITTEN NOTICE IN A WEEK TIME OR ELSE SHE WILL DISCONNECT THE CURRENT IN THE APARENTMENT.. However, there are kids on the compound who continuously come in front of our door kicking ball, roller skating, running, playing wild and one of the other neighbors always plays loud and vulgar music on the compound with no regard for other tenets.<br /><br />Sometimes when I get home I can't sleep or study because of the loud music and children playing on the upstairs corridor and screaming. I spoke to the landlord but this seems to continue and nothing has changed. I entered into a one year contract that states I can't get back by $2500.00 deposit until after the one year has been completed but I want to move out because I can't cope in this environment as I am a working student and I feel am going mad. One the 29th of October we received an eviction notice and the reasons were our contract ended and she wants to do renovations upstairs and because of her sinus problems she has to move into our apartment. My questions are: are we to pay rent for the period of the eviction notice which is one month? What exactly does the security deposit cover? And can she enter the apartment without our knowledge? My husband and I got a new apartment the next day and began moving our belongings. The landlord and my husband had a conversation via text on November 12th (we moved most items but still had our ac unit and other items including his work tools and equipment to move) in the text conversation we stated that we moved without informing her and to move our items by Tue 14th otherwise the locks would be changed and she would not be responsible. She told us to get a police to enter her property. My husband asked about the security deposit to which she responded that it covers the rent but not damages. She also stated we can leave our items till 30th Nov. We went to the apartment on Thursday 16th Nov after work to find some of our items in garbage bags by the road and locks changed. We attempted to call her but was not successful. We made a report at the station and was told a baliff which she hired took possession of the other items in the apartment. We went back to the apartment and met the baliff there who said we owe her rent. He said our items are in a warehouse and we can collect them tommorow for $100. My husband and I missed work to go retrieve the items. Upon retrieving our belongings we discovered several items missing. What action can we take regarding this matter? The contract does not have terms for terminating the lease. The issue is for 3 months the air conditioning was not working properly it kept cutting off. We reported it in August and an attempt was made to fix it after two weeks. Someone came to look at the air conditioning and did some work on it but it still was not fixed. The landlord subsequently left the country in September. We contacted her several times about the ac and we got no response. In November the ac completely stopped working. We again contacted the landlord who gave us no response. We then sent message 4 days later saying we willing to buy an ac then she called and told us we could not do that and if we uncomfortable with the apartment we could move. On the 5th day someone came to fix the ac and it's working now but we by that time decided to move. So my question is the ac situation reason to break the lease because since we told her we moving she messages us saying if we know we signed a one year contract and if we know what will happen. She is still out of the country and will be back this weekend but we are in the process of moving. In Nov last year my brother moved in with us, at first it was fine and the landlord had no issues but on Sunday 16th February , my brother’s family (girlfriend and 3 stepsons) came to visit him , they spent the night. The following day the landlord stated that she does not want my brother girlfriend and her kids in her property because they are “holiganns and “low class niggas”. (bear in mind that the kids or their mother never had any form of contact with the landlord) . She then saw my nephew (5 years old) in the yard on Friday 20Th February and give him a contract to give to me. <br /><br />The contract is not dated with the date that it was sent to me. <br /><br />The contract states :<br /><br />The tenant agrees to rent the downstairs of the unfurnished dwelling house situated at #9 Citrus Drive Enterprise in the Borough of Chaguanas aforesaid (care after referred to as the premises) to hold the same onto the tenant from the 15th day of July 2014 for the term of 12 months at a monthly rent 4200.00<br /><br />Not to sublet to any other person without the written consent of the landlord.<br /><br />that only certain people (she detailed everyone’s name) are consent to live at the house. (she excluding my brother).<br /><br />that the gate must be closed by 10:00pm for safety purposes.<br /><br />Advance notification must be given to her if any overnight guest should be allowed on the premises.<br /><br />It also states that she is not liable for any lack or shortage of water . (currently we are having issues with getting water in our apartment because the tanks that she have installed are not connected to our lines properly so when there is no water coming directly from the main we don’t get water at all. )<br /><br />Not to do or permit or suffer to be done upon the premises.
